What do I get after completing payment for the land?

Upon completion of payment, you’ll get a payment receipt, an allocation letter, irrevocable power of attorney, a registered survey plan, and a certificate of deposit.

What is the nature and topography of Charis Court Estate?

It is a 100% dry land and has an upland topography.

What are the plot sizes?

Charis Court Estate has both 300sqm and 450sqm plot sizes.

When will my plot be allocated to me?

You will get an Instant allocation when you make an initial deposit. However, your title documents will be handed over to you after complete payment of your plot(s).

Is the road to the estate motorable?

Yes, the road leading to Charis Court Estate is motorable.

Can I pay cash or make transfer to Charis Realty Agent or Consultant?

Charis Realty & Investment Ltd will not be held liable if any payment is made to any staff, agent, or consultant. All payments should be made to the designated bank account of Charis Realty & Investment Ltd.

What is the cost of a plot of land at Charis Court Estate?

A plot of land of 450sqm at Charis Court Estate is currently selling at ‎Outright N2.5m, ‎6months.; N2.8m ‎12months N3m per plot. Also, our 300sqm is currently selling at ‎Outright N1.7m ‎6months, N2m ‎12months N2.2m.

Can I resell my plot/property?

Yes, you can resell your plot(s) of land in Charis Court Estate. However, a letter of notice of transfer of ownership will have to be sent to notify us of the new owner.

What title document does the land carry?

Charis Court Estate has a Power of Attorney and is 100% free from adverse encumbrances.

What type of infrastructure will be developed in the estate?

Charis Court Estate comes with the following features: Perimeter fencing, Security, Drainage, Gate house, 18-20hrs Electricity, Access Road Networks, etc.

Do I have to pay for Survey Plan and Power of Attorney?

No. You will get a free survey plan and Power of attorney after completion of payment for your plot(s).

Can I request for a refund, if I can’t meet up with the agreed payment plan?

Yes. You can request for a refund, but we’ll have to deduct 30% of the sum deposited for administrative fees. Please note that refund takes between 30- 90 working days to process after a refund request is made officially in writing by mail to the company, after which all documents given in course of purchase will be returned to the company and nullified at the point of refund.

Is there anytime limit for development on my plot?

There is no time limit for commencement of building on your plot. However, a 2–3-year period is given for construction of your perimeter fence on your plot(s) as well as regularly clearing it to give serenity to the environment.

Transaction Process are as follows:
– Inspection of Property
– Obtain, fill, and submit Subscription form from the company.
– Make payment for the Land.
– Allocation of client’s preferred and available plot
– Collection of receipt and allocation letter
– Client signs the allocation letter and returns copy to the office.
– Completes outstanding payment (only for those on installment plan)
– Collect Property Documents: Power of Attorney and a Registered Survey Plan.
